We use two methods and choose between them by area. Low-moisture encapsulation applies a crystallizing cleaner with a rotary machine, lifts the soil into a dry residue, and leaves the carpet dry in an hour or two. It is the right choice for high-traffic corridors, open office areas, and anywhere that has to be back in service quickly, and it works well on a monthly or quarterly rotation. Hot water extraction is the deeper, periodic restorative clean. It rinses the fiber down to the backing, removes the built-up encapsulant along with the soil, and is what we recommend once or twice a year, for turnover units, and for carpet that has gone too long between cleanings.
Most commercial floors in the Triangle are glue-down carpet tile or glue-down broadloom, which behave differently from the padded carpet in a house. There is no pad to hold moisture, so drying is faster, but water has to be controlled so it does not reach the adhesive or wick into the seams. Our technicians adjust pressure and solution flow for glue-down installations and use lower moisture on carpet tile so the edges stay flat. We also recommend walk-off mats at every exterior entry from March through May, when pollen is at its worst. A good mat program removes more soil than any cleaning method, and we can advise on placement during the walkthrough.
